What we know about Lehi.

Lehi is a young city in every sense: the median home was built in 2010, more than half of households have children, and construction has added over a thousand homes a year for most of a decade. That means the work here is mostly finishing what the builder left — a basement that is framed for two bedrooms and a bath but is still concrete and studs; a backyard that is graded dirt with a sprinkler stub; a fence line with no fence. The early-2000s neighborhoods are now old enough for their first bathroom, flooring and paint updates too.

Lehi runs both a culinary system and a pressurized irrigation system, and the PI system is being metered — more than 12,000 secondary meters installed since 2022 ahead of the state’s 2030 deadline, with usage-based rates to follow. The irrigation season runs April 15 to October 15 by ordinance, with the city asking residents to wait until May 1 to water, and drought-year restrictions of two days a week. Sprinkler systems here need filters for untreated secondary water and zoning that will still make sense when the water is billed by the gallon.

Traverse Mountain is its own environment: lots 300 feet higher than the valley on a steep, windy bench, with retaining walls, drainage and slope on nearly every yard. Down in the valley, code rules on Utah Lake’s high-water line affect the lowest-lying lots. Lehi limits fences to 6 feet (36 inches within 15 feet of the front line), requires street trees in new subdivisions, and asks that xeriscapes keep at least 70% plant cover — no gravel-only yards.
