What we know about American Fork.
The median American Fork home was built in 1998, but the spread is wide: about a fifth of homes predate 1970 — the twelve-block historic district of adobe and brick Greek Revival houses, Victorians and bungalows around Center Street — while a third were built since 2010 in Meadowbrook, Stonecreek, Mitchell Farms and the canyon-bench neighborhoods. Downtown work means plaster, old plumbing and original bathrooms; 1990s work means first-round updates; new-build work means unfinished basements and empty yards.
American Fork runs its own pressurized irrigation system, normally April 15 to October 15 with an even/odd-day schedule, and it is metering every connection ahead of the state’s 2030 deadline with tiered rates on the way. In the 2026 drought year the start was pushed to May 1 at two days a week. Sprinkler systems here are secondary-water systems — filtered, zoned for a short season, and worth making efficient before the tiers bite. New landscaping is limited to 35% lawn with none in park strips or on slopes over 25%.
Fencing in American Fork has a rule most cities don’t: 42 inches is the maximum anywhere on the lot (48 inches if open mesh), with 6-foot fences allowed only in the rear “tall fence enclosure area,” and a permit for anything over 48 inches. We design fence lines around it. Basement finishes follow the city’s posted checklist and are permitted and inspected.
- Water
- City culinary (six wells plus a canyon spring) and city pressurized irrigation, April 15–October 15 in a normal year (May 1, two days a week in 2026), even/odd schedule, winterized after mid-October; all PI connections being metered with tiered rates. Utah Water Savers rebates via Central Utah Water.
- Landscape code
- Ordinance 17.21 for new landscaping: no lawn in park strips or on slopes over 25%; single-family lawn no more than 35% of the landscaped area; lawn strips at least 8 ft wide.
- Permits
- Building Department, 275 E 200 N (801-763-3060): Zoning Clearance Letter first, then the CityInspect portal. A Basement Finish Remodel Checklist is posted. Fences need a permit over 48 in.
- Fences
- Code 17.5.115: 42 in maximum anywhere on the lot (48 in open mesh); 6 ft only in the rear tall-fence enclosure area; permit over 48 in; no barbed wire.

American Fork questions.
Can I build a 6-foot privacy fence in American Fork?
Only in the rear tall-fence enclosure area. Everywhere else the limit is 42 inches (48 for open mesh), and anything over 48 inches needs a permit. We lay out fence lines to make the most of the rear zone.
When does American Fork irrigation water come on?
Normally April 15 through October 15 on an even/odd schedule; in the 2026 drought it started May 1 at two days a week. We winterize systems after mid-October.
Do you work in the historic district?
Yes. Interiors, basements, floors and paint in 1868–1940 homes are a specialty; we plan for plaster, old plumbing and settled floors.
Do you finish basements here?
Yes. American Fork posts a basement-finish checklist; the permit and inspections are part of our project.
