Basement Finishing & Remodeling in American Fork, Utah

Three eras, one checklist.

American Fork has three kinds of basement: unfinished ones under the new homes on the west side and the bench, 1990s basements finished once and ready for a second round, and the low, older basements under downtown’s historic houses. EKN finishes and remodels all three, with the city’s plan checklist and inspections handled. Licensed, insured, free estimates.

01 Basement Finishing & Remodeling in American Fork

Basement Finishing & Remodeling for American Fork homes.

American Fork’s Building Division publishes a Basement Finish/Remodel Checklist, and it is specific. A finish plan has to be drawn to scale showing the areas to be finished, the electrical and plumbing layout, window well sizes, window types and locations, doors and smoke detectors. Every submittal also lists the project valuation and the license number and contact details of the contractor and each subcontractor. Plans missing an item aren’t accepted, so we prepare the full set before submitting through the city portal.

Remodels go further. When a basement remodel moves, removes or adds walls, doors, windows or beams, American Fork requires that information to be wet-stamped by a Utah-licensed engineer — common when a 1990s basement’s chopped-up rooms are opened into one family room. And either way, the city requires the smoke and carbon-monoxide detectors throughout the existing house, not just the basement, to be brought up to current code. We plan for both from the first visit.

The work itself depends on the era. New west-side and bench homes need the full finish — framing, rough-ins, insulation, drywall, flooring and trim — with egress windows cut where the builder didn’t provide them. 1990s basements usually need new flooring over the slab, better lighting, a real bathroom and bedrooms brought up to egress. Downtown’s older basements are about headroom, moisture and what can legally become a bedroom. In every case, test for radon before the walls close.

02 Questions

Basement Finishing & Remodeling in American Fork — questions.

Do I need a permit to finish a basement in American Fork?

Yes. American Fork requires a permit for basement finishes and remodels, with plans that follow its posted checklist. Some projects need a Zoning Clearance Letter from Planning first; we check and handle both steps.

Why does the whole house need new smoke detectors?

American Fork’s checklist requires smoke and CO detectors in the existing home to be upgraded to current code when a basement is finished or remodeled. It’s a small cost, and it protects every floor.

Can you open up walls in my finished basement?

Yes. If a wall or beam is structural, the city requires an engineer’s stamped design; we coordinate it so the permit goes through the first time.

How long does an American Fork basement take?

It depends on size, bathrooms, egress windows and finishes, plus plan review. We give a realistic schedule with the free estimate — call or text (801) 879-1530.
