In Lehi the basement is the growth plan: a family buys a three-bedroom home in Ivory Ridge or Holbrook Farms knowing the basement will become bedrooms four and five, a second bathroom and the room where the kids actually live. Production builders leave the lower level with a concrete floor, exterior walls, a bathroom rough-in and sometimes a stubbed egress window — everything else is the finish.

Lehi’s Building and Inspections office publishes a basement-finish checklist, and the process is routine when the plan is right: a permit with a floor plan showing rooms, outlets, smoke and CO detectors and egress; inspections at framing, electrical and plumbing rough-in, insulation and final. Bedrooms need an egress window of at least 5.7 square feet with a sill under 44 inches — if the builder didn’t install one, we cut the foundation and set the well as part of the job.

Traverse Mountain homes often have daylight or walk-out basements on the slope, which makes egress easier and the finished space brighter; valley homes near Utah Lake are the ones where we check the slab for moisture and use a vapor barrier under luxury vinyl plank. Either way, test for radon first — about a third of Utah homes need mitigation, and it is far easier to add before the ceiling goes in.
