Basement Finishing, Yards, Fencing & Concrete in Herriman, Utah

The newest city, the most to finish.

Nine out of ten Herriman homes were built since 2000 — half of them in the 2010s — and most were sold with an unfinished basement and a bare backyard. EKN finishes both, from Rosecrest to Herriman Towne Center to the newest neighborhoods on the Oquirrh foothills. Free estimates.

01 Working in Herriman

What we know about Herriman.

Herriman went from 1,500 people in 2000 to nearly 60,000 today and was the fastest-growing city of its size in the country through the 2010s. The result is the newest housing stock in Salt Lake County: production homes on foothill lots, master-planned neighborhoods with HOAs, and a median build year of 2013. Almost none of it is old enough to need repair — but nearly all of it was delivered unfinished somewhere. Unfinished basements, dirt backyards, no fence, a patio-sized slab at best.

Basement finishing is the number-one request here: two or three bedrooms with egress windows, a bathroom on the builder’s rough-in, a family room, sometimes an internal ADU for a parent or a renter. Herriman’s Building Department lists basement finishes and basement walkouts as permitted work, and the inspections are routine when the framing, electrical and plumbing are done right.

Outside, Herriman sits at about 5,000 feet on the Oquirrh foothills — higher, windier and colder than the valley floor, with rocky, sloping lots and a real wildfire interface along the open space. The city supplies its own secondary irrigation water, metered, typically from early May to mid-October, so sprinkler systems here need filters and a season-based schedule. Herriman’s fence rules are among the most generous in the county: 8 ft on side and rear lines, no permit up to 7 ft.

Water
Herriman Municipal Water (801-446-5323) supplies metered secondary irrigation water, typically available early May to mid-October, with an annual backflow test required. Culinary water from Jordan Valley Water Conservancy District supply and local wells.
Rebates
Herriman is on the state’s qualifying list, so Utah Water Savers lawn-replacement, drip and smart-controller rebates apply.
Permits
Building Department (801-446-5327): permits for basement finishes, basement walkouts, additions and remodels, decks, fences over 7 ft, rock and masonry walls.
Fences
Chapter 10-21: no permit up to 7 ft; front yard 3 ft solid or 4 ft open; side and rear up to 8 ft; 60-ft corner sight triangle. HOA rules apply on top in master-planned neighborhoods.

04 Questions

Herriman questions.

How much does it cost to finish a basement in Herriman?

It depends on the square footage, how many bedrooms and bathrooms, whether the plumbing rough-in exists, and the finishes you choose. Estimates are free — send us the basement’s dimensions and a few photos and we’ll walk you through it.

Do I need a permit to finish my basement in Herriman?

Yes. Herriman lists basement finishes as permitted work, and bedrooms need code-compliant egress windows. Permit and inspections are part of our project.

When is Herriman secondary water on?

Typically early May to mid-October. Sprinkler systems on it need a filter and a backflow test each year; we install and set them up for the season.

Can I build an 8-foot fence?

On side and rear lines, yes — Herriman allows up to 8 ft, and fences up to 7 ft need no permit. Check your HOA’s rules too; we’ll build to both.
