01 Working in Layton

What we know about Layton.

Layton is Davis County’s largest city and one of its most varied. East Layton climbs the Wasatch bench on rocky, sloping lots with big views and canyon winds. The center of town is a grid of 1960s ramblers and split-entries on Lake Bonneville clay that drains slowly. West Layton, opened up by the West Davis Corridor in 2024, is where most of the new master-planned homes are going in — many of them sold on full basements that are stubbed but unfinished.

That mix shapes the work we do here. On the bench it’s grading, retaining and drainage, fences that can take the wind, and concrete set on a proper base. In the older core it’s lawn replacement, sprinkler systems that were patched for decades, bathroom refreshes and flooring in homes that were last updated in the 1980s. In West Layton it’s finishing bare backyards — sod or turf, sprinklers, fencing, a patio — and finishing basements for families who need the space.

Layton also turns over quickly: Hill Air Force Base brings a steady flow of families moving in and out, which means pre-sale updates, move-in projects and yards that need to be finished on a deadline. We’re used to working to a closing date.

Water
Layton runs three secondary-water providers — Layton City, Weber Basin and the Davis & Weber Counties Canal. The 2026 season ran May 15 to September 15 with a 20% allocation cut; sprinklers here are planned around a short season and filters for secondary water.
Rebates
Layton qualifies for Utah Water Savers’ Landscape Incentive Program (Flip Your Strip) — park strips may be xeriscaped with no more than 50% hardscape.
Permits
Layton’s Building Division (437 N Wasatch Dr) permits basement finishes, remodels, decks and patios; driveways go through Engineering. Fences: 3 ft solid or 4 ft open in front yards, up to 8 ft side and rear, permit above 7 ft.
Terrain
Elevation 4,459 ft. Rocky, sloping bench soils east; slow-draining clay in the center; sandy lakebed soils toward the west. East-canyon winds and lake-effect snow.

04 Questions

Layton questions.

Do you work in East Layton and West Layton?

Yes — all of Layton, from the bench neighborhoods east of Highway 89 to the new subdivisions west of I-15, plus Kaysville, Syracuse and Clearfield next door.

Can you finish a basement in a Layton home?

Yes. Basement finishing is one of our services. Layton requires a permit and inspections for a basement finish, which are handled as part of the project.

Do you install sprinklers on Layton secondary water?

Yes. Secondary systems need filtration and are zoned for the district’s season. Tell us which provider you’re on — Layton City, Weber Basin or the Davis & Weber Canal — when you call.
