What we know about Bountiful.
Most of Bountiful’s housing dates from the 1950s through the 1980s — Val Verda and the older west side from the 40s to 60s, the East Bench, Mueller Park, Oakwood and Maple Hills areas later — with a handful of new custom homes on big foothill lots like Stone Creek Estates. Homes of that age are exactly where updates pay off: bathrooms and kitchens on their original finishes, carpet over hardwood, basements finished decades ago, and paint that has been the same color since the 1990s.
The east bench brings its own rules. Slopes over 30% can’t be disturbed without permits, the city’s watershed-protection zone sits just above the neighborhoods, and the 2019 Gun Range Fire that destroyed three homes on the bench is a reminder that defensible-space landscaping matters here. East-canyon windstorms — the December 2011 storm topped 100 mph nearby — are why we build fences and pergolas on this side of town with reinforced posts and rails.
Water is different on each side too. Secondary irrigation from Bountiful Irrigation and South Davis Water covers most of the west and center, but is largely unavailable east of Bountiful Boulevard, so bench yards water on metered culinary supply. That changes the math on lawn size, drip irrigation and water-wise planting — and Bountiful is in Weber Basin’s top rebate tier for replacing lawn.

- Bountiful City Water (wells plus the Mueller Park treatment plant); Val Verda on South Davis Water District. Secondary water runs roughly May 15–September 15 at 2–3 days a week and isn’t available east of Bountiful Blvd. Secondary meters are being completed in 2026.
- Rebates
- Weber Basin’s Landscape Lawn Exchange pays its top tier in Bountiful; the city points residents to Weber Basin and Utah Water Savers for Flip Your Strip.
- Permits
- Building Department, 795 S Main (801-298-6125), permits through CityInspect. Fences: 6 ft solid or 8 ft open on side and rear lines; 4 ft open or 3 ft solid in the front setback. Park strips: no lawn, 35–50% live plants, at most 50% paving, one street tree per 40 ft. Street-tree work needs a Parks Director permit.

- Valley floor around 4,370 ft rising to the bench; about 59 inches of snow a year; growing season mid-April to late October; steep-slope and watershed rules east of the neighborhoods.

Yes. We plan for slope, wind, watershed rules and the lack of secondary water on the bench, and we handle the permits that hillside work requires.
Can I still put lawn in my park strip in Bountiful?
No — Bountiful’s code requires park strips without lawn: 35–50% live plants, no more than half paved, and a street tree every 40 feet. We design strips that meet it and qualify for the Flip Your Strip rebate.
Do you remove trees in Bountiful?
Yes, including storm-damaged trees on our 24-hour line. Trees in the public strip need a Parks Director permit; trees on your lot do not.
