ADU Contractor in Herriman, Utah

Built to the I-ADU checklist.

Herriman lets owners of single-family homes add one internal accessory dwelling unit — and with most of the city’s houses built since 2000 over a full, often unfinished basement, the space is usually already there. 01 ADUs & Basement Apartments in Herriman

ADUs & Basement Apartments for Herriman homes.

Herriman calls them I-ADUs, and the city spells out what qualifies. You must own the home and live in it. The lot must be in a residential or agricultural zone and at least 6,000 square feet, with only one accessory unit per lot. The unit has to be inside the home’s livable space, share a wall with it or sit above an attached two-car garage, and the house can’t become a duplex with two rentals. Rentals run 30 consecutive days or longer; short-term rentals are prohibited.

The basement is where most Herriman ADUs go. We design the apartment around the builder’s bathroom rough-in and mechanical room, add a kitchen, put bedrooms where egress windows can be cut, and plan the way in — Herriman allows the unit to share the home’s entrance or have a new one on the side or rear. On sloped foothill lots a basement walkout often makes the best entrance, and the site plan then shows its setbacks, size and stair count.

The paperwork has an order. Planning reviews the I-ADU application first: a site plan with parking, the exterior access and the path for emergency crews, a floor plan, a photo of the home showing where the “B” unit address will go, and a notarized owner affidavit that is recorded with the county. Then come the building permit and inspections. The final inspection looks for the B address, a hard-surface walkway from the unit’s door to the street, egress windows with ladders where needed, working smoke and CO alarms and a fire extinguisher visible from the entrance. After the certificate of occupancy and a city business license, the unit can be rented.

02 Questions

ADUs & Basement Apartments in Herriman — questions.

Does my Herriman home qualify for an ADU?

Check three things: you own and live in the home, the lot is zoned residential or agricultural, and it is at least 6,000 square feet. Herriman’s zoning map shows the zone and lot size, and the Planning Department (801-446-5323) confirms. We go through it with you at the estimate.

How much parking does a Herriman ADU need?

One extra hard-surfaced off-street stall, 9 by 18 feet, on top of the four the house already needs. It can’t sit in a front or street-side setback unless it’s on an approved driveway — we show it on the site plan.

My basement is already finished. Can it become an ADU?

Often, yes. If it was finished with a permit, the work is usually a kitchen, an entrance and the inspection items. If it wasn’t, Herriman may require opening walls so inspectors can see the framing, wiring and plumbing — better to know before you start.

Can I build a detached ADU in Herriman?

Herriman’s City Council approved detached ADUs on eligible owner-occupied lots in May 2026, with rules on lot size, building size, height, setbacks and parking. A lot can still have only one ADU, internal or detached. Call or text and we’ll talk through what fits your lot.

How long does Herriman take to approve an ADU?

Herriman estimates about 7 to 14 business days of plan review once the application is complete, followed by construction and inspections. We give you a full timeline with the free estimate.
