What we know about West Valley City.
Half of West Valley City’s homes were built between 1970 and 1999, with the older Granger and Hunter areas closer to the 1960s and the Westshire, Lakepark, Woodhaven and Oquirrh areas newer. That is the sweet spot for the work we do: original bathrooms and kitchens ready for a refresh, carpet and vinyl due for LVP or laminate, basements finished once and ready to be finished properly, driveways poured decades ago and now spalling from winter salt, and fences that have leaned through one windstorm too many.
The city sits on the flat valley floor at about 4,300 feet — old lakebed with clay and alkaline soils that hold water and heave in freeze-thaw. Good base preparation under concrete and correct drainage under lawns and beds matter more here than on the east bench. West Valley City doesn’t supply water itself; the Granger-Hunter Improvement District serves about three-quarters of the city, with Kearns, Magna and Taylorsville-Bennion districts covering the rest.
For new single-family landscaping the city caps turf at 35% of the front and side yard, bans lawn in strips under 8 feet, and requires underground drip in beds — rules that also make a good template for replacing an old, thirsty lawn on an existing home and collecting the state rebate for it. About a third of West Valley residents speak Spanish at home; so does our team.

- Code 7-2-114: 6 ft on side and rear lines; up to 4 ft and at least 50% see-through out to the front property line; no solid fence over 3 ft within 20 ft of the front line; 40-ft clear-view triangle at corners. Vinyl, wood, masonry, wrought iron and chain link allowed; metal panels and barbed wire not.

How much lawn can I have in West Valley City?
