What we know about Tooele.

Tooele has three kinds of houses: early-1900s cottages on the downtown grid, the 1990s–2010s subdivisions of Overlake and the east side (Overlake Estates, Prosperity, Lexington Greens), and the newest neighborhoods going in to the north and northeast — Copper Canyon, England Acres, Eastland, Northlake. The county has been among the fastest-growing in the state, and most of the new homes are sold with a stubbed, unfinished basement and a yard of graded dirt.

Water sets Tooele apart from the Wasatch Front. There is no citywide residential secondary system — yards water on metered culinary supply from city wells — so the city has written some of the strictest landscape rules in Northern Utah: no sod in park strips or strips under 8 feet, lawn limited to half of the front and side yard in subdivisions approved after April 2023, drip irrigation required in beds, and artificial turf “strongly encouraged.” Water-wise design isn’t optional here; it’s code, and it makes Tooele one of the best places in the state for turf and low-water landscaping.

The climate is tougher too: 4,900 feet on the west slope of the Oquirrhs, about 75 inches of snow a year, a 30-inch frost line, 115 mph design wind and alkaline soils. Concrete, fence posts and sprinkler lines are all built to those numbers.

Water
Tooele City Water Division serves ~9,000 homes from wells and springs. No residential secondary water — irrigation is on metered culinary water. Settlement Canyon Irrigation is a private shareholder system.

How much lawn can I have in Tooele?

In subdivisions approved after April 2023, natural lawn is limited to half of the front and side yards, and no sod is allowed in park strips or strips under 8 feet. We design yards that meet the rule with turf, rock and drip-irrigated beds.
