What we know about Eagle Mountain.
Eagle Mountain is the youngest city in our service area by almost any measure: median age 23, seven in ten households with children, median build year 2012, and less than 2% of homes older than 1990. Homes here are sold on quarter-acre production lots, usually with an unfinished basement, and some HOAs — Silverlake among them — require the backyard to be finished within about a year of move-in. That combination drives what we do: basements first, then backyards on a deadline.
One fact matters for every Eagle Mountain yard: there is no residential secondary water. The city’s reuse system serves parks only; every lawn and bed in town is watered from the culinary system, metered and increasingly on smart meters. Hence the city’s landscape ordinance for new homes — lawn limited to 250 square feet or half the landscaped area, whichever is greater, no more than 70% turf overall, at least half drought-tolerant plants, drip in every bed, no turf on slopes over 25% or strips under 8 feet — and hence the value of artificial turf and rock for the areas you don’t need green. Utah Water Savers rebates apply through Central Utah Water.
The ground is alkaline Lake Bonneville clay in the center of the valley and saltier at the low end, the growing season at City Center is only about 95 days, and wind and wildfire are real: the 2012 Dump Fire evacuated 1,500 homes, and a 2024 brush fire threatened the Lone Tree subdivision. Fences: code allows up to 8 ft with a permit above 7 ft and 36 in in the front setback, while the city’s residential guidelines describe 6 ft / 4 ft front with a fence permit — we confirm the current rule with the city for your lot.
