What we know about Provo.
Provo is a finished city: its population has been flat since 2020, 60% of homes are rentals, and the housing stock runs from 1890s Victorians downtown to 1990s subdivisions on the edges. That means remodeling rather than new construction — bathrooms and kitchens on original finishes, hardwood under carpet, basements finished in the 60s and 70s, and a huge rental market around BYU that turns over every year. Provo’s 38 official neighborhoods each have a character; we work in all of them, from Rock Canyon and the Riverbottoms on the east bench to Lakeview and Fort Utah on the west side.
Yards in Provo run on the city’s culinary system — Provo Public Works draws from springs and deep wells, with no general pressurized-irrigation system — and the city has its own rebate list: money for efficient nozzles, narrow park-strip conversions and smart controllers. Provo’s rules are also specific: street-facing yards must be at least 40% living vegetation, artificial turf is not allowed in front yards or park strips, and the city’s 13,000 street trees can only be planted, pruned or removed by the Forestry Division.
Accessory dwelling units are allowed only in single-family homes inside Provo’s ADU overlay, with owner occupancy, four off-street parking spaces and code egress windows — so a basement finish that will become a rental needs to be planned against the map first. Fences are 3 ft solid or 6 ft open in front, 7 ft on side lines, and anything taller needs a permit.

Can I put artificial turf in my Provo front yard?
No — Provo prohibits artificial turf in front yards and park strips and requires at least 40% living vegetation facing the street. Turf is fine in back and side yards.
Can I turn my basement into a rental in Provo?
Only if your home is single-family and inside the ADU overlay, you live there, and you can provide four off-street parking spaces. We check the overlay map with you before planning an apartment finish.
Do you work on student rentals?
Yes — paint, flooring, bathrooms and repairs scheduled between tenants, with durable finishes chosen for turnover.
Who can trim my park-strip tree?
Only Provo’s Forestry Division or a contractor it authorizes — street trees are city property. Trees on your lot are yours, and we remove those.
