What we know about Park City.

Most Park City homes aren’t lived in year-round — two-thirds are second or recreational homes, and many are licensed nightly rentals in Prospector, Park Meadows and Deer Valley. That shapes the work: interior refreshes between seasons, bathrooms and flooring that survive renters, paint and repairs on a schedule, and yards that look right without a homeowner there every week. Old Town is different again: original 25-by-75-foot mining-era lots, a 27-foot height limit, steep-slope permits above 30%, and Historic District Design Review for exterior materials, additions and landscaping.

The elevation changes how everything outside is built. At 6,900 feet the frost line is 48 inches, roof snow loads run 150 to 300-plus pounds per square foot, and the town averages over 120 inches of snow — so fence posts go deep, concrete is planned for hard freeze-thaw and heavy snow, and the growing season is short. Trees of 6 inches or more count as “significant vegetation” under the city’s code, and the wildland-urban interface code applies across much of town.

Park City Water’s Landscape Incentive Program pays $3 per square foot to replace lawn, but with conditions no other city has: at least half the new planting must be fire-wise, rock is capped at 20%, and artificial turf is prohibited on rebated properties. Water runs on an odd/even schedule from May 1, and more than half the city’s water goes outdoors, so landscaping here is designed around water and fire first.

Can you work around my rental calendar?

Yes. Most Park City interior work is scheduled between bookings or in the shoulder seasons; tell us your dates and we’ll plan the job to fit.

Can I install artificial turf in Park City?

Not if you take the city’s landscape rebate — the program prohibits it. Elsewhere it isn’t banned outright, but fire-wise planting is what the city pays for and what we recommend at this elevation.

Do you work in Old Town?

Yes. Interior work is straightforward; exterior changes go through Historic District Design Review and the steep-slope rules, which we account for in the plan.
